Lippitts Hill, Epping Forest
Set within the Green Belt at Lippitts Hill, Brackenwood Lodge is a 5,500 sq ft family home created through the conversion of an abandoned Atcost agricultural barn. The existing structure was retained and adapted rather than replaced, forming the framework for a contemporary rural home while substantially reducing the embodied impact of construction.
The interiors are deliberately minimal without feeling stark; generous natural light, limewashed walls, tinted concrete and oak create a restrained but warm material palette, giving the house a calm and distinctly domestic character.
Sustainability is embedded through the reuse of the existing structure, high-performance building fabric and renewable energy. The project was shortlisted for the 2024 AJ Retrofit & Reuse Awards.
